With the decade of the 2010s just ending we thought we would take a look at the largest real estate transactions in Dauphin County over the last decade.

There were 32 transactions that hit the $15 million mark and above, according to Dauphin County property records. Some of the properties were sold more than once during the decade.

Three transactions topped the $99 million mark. Six transactions topped the $50 million mark.

The transactions included shopping centers, hotels, warehouses, apartment complexes, office buildings, a senior living complex, a nursing home, a chocolate factory and more.

There are 40 municipalities in Dauphin County but the 32 largest transactions took place in just six of the municipalities. All of the transactions took place in the Harrisburg, Middletown and Hershey areas. Lower Swatara Township led the way with nine of them. Seven of the transactions took place in Harrisburg. Six transactions took place in both Derry Township and Susquehanna Township. Three transactions took place in Swatara Township while one transaction took place in Lower Paxton Township.

Every year of the decade there was at least one $15 million transaction in Dauphin County. Twenty-two of the 32 transactions happened in the second part of the decade. Of the 32 transactions, six happened in 2015, six in 2019, four in 2014 and 2017, three in 2016, two each in 2013, 2018, 2011 and 2012 and one in 2010.

Here are the top 32 real estate transactions in Dauphin County between 2010 and 2019, according to Dauphin County property records:

32. Shopping plaza along Chocolate Avenue

On June 18, 2014, the Pennsylvania Housing Finance Agency sold the property to HSY Plaza Partners LP for $15,250,000. Nine businesses are located in the shopping mall style building from 253-233 W. Chocolate Ave. in Derry Township. In 2017, the property was sold for $24.5 million.

31. Hampton Inn Hershey

On May 31, Bre Hospitality Pa Property Owner LP sold Hampton Inn Hershey at 749 E. Chocolate Ave. in Derry Township for $15,784,865 to IHM Hershey LLC, a New Hope, Pa. company.

30. Warehouse on Stoneridge Drive

On Jan. 25, 2013, Conewago Contractors Inc. sold its warehouse property at Stoneridge Drive L2 in Lower Swatara Township to Exeter 1400 LP of Conshohocken for $16,550,000.

29. Warehouse at 201 Fulling Mill Road

On Oct. 8, GLP sold the warehouse at 201 Fulling Mill road in Lower Swatara Township to Bcore Jupiter NEMW 3 LLC for $17,471,700. Indcor Properties purchased the property for more than $47 million in 2015. Indcor was later purchased by GLP.

28. Warehouse at 3400 Industrial Road

On Dec. 29, 2015, Exeter 3400 Industrial LP sold the property at 3400 Industrial Road in Harrisburg to the Exeter Property Group for $17.6 million.

27. Warehouse on Union Street

On Dec. 7, 2010, Keystone American DE LP sold the warehouse at 2040 N. Union St. in Lower Swatara Township to BRE US Industrial Properties LLC for $19,391,159.

D&H Distributing

D&H Distributing has a distribution center on Katie Court in Susquehanna Township.

26. D&H Distributing warehouse facility

On March 25, 2016, Katie Leasing LLC sold the 280,000-square-foot warehouse facility at 909 Katie Court in Susquehanna Township to the High Street Realty Company for $19.5 million. The warehouse is occupied by D&H Distributing, which plans to leave the facility and build two new warehouse facilities in Lower Swatara Township. The warehouse was built in 1999.

25. Nittany Village

Penn State trustees spent $21.9 million to acquire the Nittany Village housing complex near Penn State Harrisburg at 451 W. Main St. in Lower Swatara Township on Dec. 17, 2018. The complex was purchased from Lawrence Street Partners, the development group that built it.

24. Capital Ridge Townshomes

On Sept. 13, 2017, Sunpointe Townhomes I Limited Partnership sold the properties on Clearfield Street and other nearby roads in Swatara Township to New York-based Sunpointe Gardens LLC for $22 million.

23. Hilton Harrisburg

An affiliate of Harristown Enterprises Inc. sold the Hilton Harrisburg hotel to a Denver-based hotel investment group. Harrisburg Hotel Corp. sold the 341-room Hilton at 1 N. and 3 N. Second St. in Harrisburg to Greenwood Hospitality Group LLC on June 29, 2012 for $22.2 million. Harristown is the owner of Strawberry Square.

22. Nationwide Insurance building

On June 1, 2016, Nationwide Mutual Insurance sold the building at 1000 Nationwide Drive in Susquehanna Township to Broadstone Real Estate for $23,352,42.

21. Shopping plaza along Chocolate Avenue

On June 1, 2017, HSY Plaza Partners LP sold the property at 233 W. Chocolate Ave. in Derry Township to Hershey Plaza PA TC LLC of Cleveland, Ohio for $24,500,000. The property was purchased for $15,250,000 in 2017. Nine businesses are located in a shopping mall style building from 253-233 W. Chocolate Ave. in Derry Township.

20. The Manor at Oakridge

On Jan. 13, 2014 Harrisburg Retirement Grant Thornton LLP sold the senior living community at 4500 Oakhurst Blvd. in Susquehanna Township to the Fortress Investment Group for $26,480,722.

19. Penn State Health

Penn State Health purchased the building at 100 Crystal A Drive, two other buildings and about 51 acres on Crystal A Drive. The hospital system purchased the property on Dec. 6 for $28,445,835 from The Hershey Company. The six-story, 210,000-square-foot building is home to 520 Penn State Health employees, including staff in human resources, finance, supply chain, marketing and communication, community relations, information services and executive functions.

18. Hershey Square shopping center

The Hershey Trust Co. sold the Hershey Square shopping center for $28.5 million to a joint-venture partnership between three real estate investment groups — Heidenberg Property Groups, Norse Realty and Strategic Real Estate Partners on Oct. 2, 2014. It was built in 1994, and is located above Hersheypark Drive at Mae Road in Derry Township.

17. Ivy Ridge Apartments

On June 4, Ivy Ridge Apartments sold the complex at Harvard Court in Swatara Township to Ivy Ridge Holdings, a company registered in New Jersey for $31 million.

16. Shoppes at Susquehanna Marketplace

On April 11, 2019, Clarion Partners sold the Shoppes at Susquehanna Marketplace at Brindle Road in Susquehanna Township to 2547 Brindle Drive Owner LLC, a company registered in Delaware with a New York address for $33.5 million. Clarion Partners purchased the center in 2015 for $44 million from Stanbery Development. The 110,365-square-foot shopping center was built in 2004.

15. Warehouse that houses Matthews International, Forward Air, Transnoble Logistics, Custom Chrome and VM Innovations

On March 11, 2015, Keystone Central Storage LP sold the warehouse at 3500 Industrial road in Harrisburg to Icon Owner 4 Northeast Northwest LLC for $35,357,681.The 665,098-square-foot warehouse was built in 1984. VM Innovations sells sports, outdoor and other products. Forward Air and Transnoble are logistics companies. Matthews is a provider of memorialization products and other items. Custom Chrome sells motorcycle parts and accessories.

14. Supervalu

On March 28, 2017, Prologis sold the property at 3900 Industrial Road to Supervalu for $37,054,000. The Harrisburg center is 750,000 square feet. It later sold for more than $85 million.

13. Warehouse on Union Street

On March 11, 2015, BRE US Industrial Properties LLC sold the warehouse at 2040 N. Union St. in Lower Swatara Township to Indcor Properties for $37,083,55.

12. Blue Mountain Commons

On May 31, 2016, CSC Clock Tower LP Rioran America Mgmt Inc. sold Blue Mountain Commons shopping center at 2300 Linglestown Road in Susquehannna Township for $38,160,450 to BRE RC Blue Mountain PA LP.

11. Spring Creek Rehabilitation & Healthcare Center

TL Management, a Brooklyn, N.Y. company acquired Spring Creek Rehabilitation & Healthcare Center in Swatara Township on Oct. 1, 2015 for $43,140,000 from the SC Funding Group. Spring Creek, with 404 beds, is the largest nursing home in Dauphin County. Spring Creek is located on 1205 S. 28th St.

10. FedEx Ground

A brand new FedEx ground property at 131 Fulling Mill Road in Lower Swatara Township was sold to Ganci Middletown Pa Inc. of Rhode Island from Scannell Properties of Indiana for $43,466,000 on Aug. 29, 2014.

9. Shoppes at Susquehanna Marketplace

On May 29, 2015, Stanberry Development sold the Shoppes at Susquehanna Marketplace on Brindle Road in Susquehanna Township to Clarion Partners for $44 million. This year it was sold for $33.5 million. The 110,365-square-foot shopping center was built in 2004.

8. Colonial Commons shopping center

On Jan. 18, 2011, Heritage Colonial Holdings sold the Colonial Commons shopping center on Jonestown Road in Lower Paxton Township for $46.1 million to New York-based Cedar Realty trust.

7. Warehouse at 201 Fulling Mill Road

On March 11, 2015, Keystone Operating Partners sold the warehouse at 201 Fulling Mill road in Lower Swatara Township to Indcor Properties for $47,222,370. Indcor was sold to GLP. GLP sold the property in 2019 for around $17.5 million.

6. Milton S. Hershey’s historic chocolate factory

The Hershey Co. sold the 105-year-old Derry Township factory at 19 E. Chocolate Ave. for $50 million to Net Lease Capital Advisors, a New York-based real estate firm on Sept. 22, 2011. The property was leased back to The Hershey Company and has been renovated.

Capital Logistics Center

Capital Logistics Center is located in Lower Swatara Township near Penn State Harrisburg.

5. Capital Logistics Center

On May 4, 2017 Nevada-based Dermody Properties purchased the Capital Logistics Center for $76.1 million from a joint venture partnership of New Jersey-based Woodmont Industrial Partners and Massachusetts-based AEW Capital Management. The five warehouses in the sale are located at 600 Hunter Lane, 300 Hunter Lane, 400 Capital Lane, 500 Industrial Lane and at 200 Capital Lane. The building at 200 Capital Lane was built in 2015. There was also ground included that later became a sixth warehouse. The center was purchased two years later for more than $100 million.

4. SuperValu

Supervalu Inc., a grocery wholesaler and retailer sold the property on May 11, 2018 at 3900 Industrial Road in Harrisburg to Propco LLC for $85,535,256. Supervalu said at the time that it entered into a lease agreement for an initial term of 20 years with five five-year renewal options in a sale and leaseback deal. In 2017, the property was purchased for less than $38 million. The Harrisburg center is 750,000 square feet.

3. Forum Place

On Jan. 18, 2012, the Dauphin County General Authority sold the property at 555 Walnut St. in Harrisburg to the Pennsylvania Economic Development Financing Authority for $99,184,208.

2. Capital Logistics Center

On February 28, 2019, Dermody Properties LLC sold the property at 600 Hunter Lane and several other parcels in Lower Swatara Township to Colony Capital Inc. for $103,250,000. The six warehouses that make up the Capital Logistics Center are located at 100 to 400 Capital Lane, 500 Industrial Lane and 600 Hunter Lane in Lower Swatara Township near Penn State Harrisburg. The property which included five buildings and ground for a sixth building at the time was purchased in 2017 for more than $76 million.

1. Harrisburg’s Incinerator/Susquehanna Resource Management Complex

On Dec. 23, 2013, the Harrisburg Authority sold the facility at 1670 S. 19th St. in Harrisburg to the Lancaster County Solid Waste Management Authority for $121,898,000. The Susquehanna Resource Management Complex was previously known as the Harrisburg Incinerator.
