Plans for two warehouses got a little bit bigger on Devon Avenue in Elk Grove Village, as plans for a neighboring cargo work van auto dealership fell through.
Seefried Properties, which already planned to develop the speculative warehouse buildings at 202-224 E. Devon Ave., will acquire the vacant property at 228 E. Devon Ave., allowing the developer to slightly increase its building sizes and have more room for drainage, according to Mayor Craig Johnson.
The easternmost parcel on Devon had been intended for Magic Trucks, which was to operate its auto sales, rental and maintenance business within a new 13,600-square-foot industrial building. The village board granted approvals for the project in June.
But after it fell through and the land became available, the neighboring developer “jumped on it in a second,” Johnson said.
The board this week agreed to rezone the parcel again — this time, from business to industrial — after it had already been rezoned from residential over the summer.
Village trustees also endorsed a Cook County Class 6B property tax incentive for Seefried to help defray costs in its $17.4 million redevelopment on the Devon corridor. The tax break will allow the nearly-9-acre property to be assessed at lower levels for a dozen years: 10% of market value for the first decade, then 15% in the 11th year and 20% in the 12th year. Industrial property normally is assessed at 25%.
Seefried is under contract to purchase six parcels — which now are home to Powell Tree Care, Z Best Landscaping, a concrete business and houses — for $6.4 million. After demolition, Seefried plans to construct buildings of 79,000 and 83,000 square feet, which would face each other, have a dozen truck docks each, and ceilings up to 32 feet. Two stormwater detention areas would be put in on the edges of the property.
The owner plans to lease the buildings to an industrial user, who could bring up to 150 jobs, officials said.
Construction is targeted for completion in 2021.
