Miami

Hialeah continues to attract new warehouse tenants in South Florida’s growing industrial market.

The global relocation company Suddath will lease a 132,000-square-foot storage facility at 3880 West 104th St. It is the company’s second flagship center, said Steve von Oetinger, the company’s vp and general manager for Miami. The company will use the facility for a variety of storage uses, including cross-docking, forwarding, consolidation, final mile delivery and distribution services.

Proximity to the airports Miami International and Fort Lauderdale-Hollywood International as well as PortMiami and Port Everglades attracted the company to the neighborhood, von Oetinger said.

“Suddath is opening this new Miami location in order to strengthen and grow our presence in the Miami market, offering a new state-of-the-art facility which combines multiple service lines from two previous facilities into one,” said von Oetinger.

The facility will undergo food safety certification, von Oetinger said, to allow any manufacturer or distributor to house food in the center and “serve one of the largest population centers in the region.”

Suddath was established in Jacksonville in 1919. It first opened a warehouse in Miami in 1952 to distribute commercial products, hospitality furniture, fixtures, equipment and household goods. It has 11 facilities across the state, but the only other flagship center is in the Dallas-Fort Worth area.

Hialeah is attracting warehouse buyers in addition to tenants. One of the most recent transactions includes a 250,000-square-foot building sold in November for $26.8 million. As more companies aim to deliver closer to the end user, Hialeah, Hialeah Gardens, Medley and Doral are the most attractive neighborhoods for warehouse tenants given their proximity to growing populations and access to local airports and the ports.
