Listings
There were 412 new listings in January, a 9.28% increase from 309 new listings this time last year.
The number of active listings had decreased significantly over the last 12 months, with as few as 1,087 active listings through the month of January 2020, a 38.97% decrease from 1,087 active listings in January 2019.
Active listing volume decreased 30.63% percent annually from $405,184,953 to $281,061,490.
The average listing price increased slightly from $191,224 to $210,157.
The months of inventory in Berks County dropped from 6.41 months to 3.51 months between January 2019 and January 2020. Typically, markets with less than six months of inventory will favor sellers, while more than six months of inventory indicates an excess of homes for sale that favors buyers.
Sales
There were 310 closed sales in January 2020, an 11.51% increase from 278 closed sales in January 2019.
Closed sale volume increased significantly from $48,988,758 to $59,453,105 a 21.36% increase.
The average price for which homes sold increased 9.19% from $176,219 to $192,405.
