MANSFIELD — A proposal that would bring 853,000 square feet of warehouses to the township is moving forward, more than two years after it was originally proposed.

Developer Mansfield Realty North’s project — which would span 82.5 acres on Route 206 and would require construction of two jughandles — is to go before the planning board Feb. 24.

The project received preliminary approval in September 2017. Last February the developers returned to the planning board with a slightly pared-down version of the proposal and received approval for an amended site plan.

Now, Mansfield Realty North seeks final approval from the planning board.

The developer’s plans show the project would include buildings on tracts of land east and west of Route 206.

The larger building would be 772,800 square feet, of which 742,500 square feet would be warehouse space and 30,300 square feet would be office, according to the amended site plan.

It would be built on the east tract, which consists of 62.3 acres between Route 206 and Aaronson Road, slightly north of White Pine Road.

The west tract building would be 150,000 square feet, of which 135,000 square feet would be warehouse space and 15,000 square feet would be office. The west tract is 20.2 acres and is surrounded primarily by agricultural land.

Both tracts would have loading docks, trailer spaces, employee parking and stormwater management facilities, plans show.

Jughandles would be built to provide access to each tract, according to the amended, preliminary site plan.

The land is zoned for highway commercial and is within the township’s U.S. Route 206 redevelopment area.

Mansfield Realty North’s warehouse is one of many approved or constructed in Burlington County in recent years.

From 2014 through 2018, countywide, building permits were issued for more than 12.4 million square feet of new warehouse development, a nearly tenfold increase from the previous five-year period.

Burlington County saw 6.6 million square feet of warehouse approved or under construction in 2019 alone, a large portion of which was in primarily residential and agricultural communities.

The planning board will review the project at a public hearing at 7 p.m. Feb. 24 at the Mansfield Municipal Complex, 3135 Route 206 South, Columbus.
